b.     Key Takeaways

                                          i.     3 Options being pursued

1.     Same Footprint:  Rout Bldg 2 chimneys and rebuild Bldg 3 (Masonry Unlimited).  Would be 6” flues only (not 8) – Greg Wheeler and Trish Rich spearheading

2.     Keep existing Chimneys:  Floor 2 uses existing chimney, floor 3 thru roof, floor 1 via separate outside chase.  Also 6” flues (Intervale Stove) – Melissa working

3.     Rebuild both Bldg 2 and 3 Chimneys (Szeltela Masonry) to accommodate 8 inch flues.  Could not be done until 2024., Chimneys would need to be larger than existing footprint thus requiring some deck carpentry as well as some loss of existing deck space

                                        ii.     Realization that 8 inch flues for option 1 and 2 would be cost prohibitive using “All Fuel pipe”.  Mentioned by Intervale.  Confirmed by Ben via separate stove shop.

b.     Key Takeaways

                                          i.     3 Options remain – working quotes on all

                                        ii.     Misunderstanding on what condo docs require for common area.  Fix to working condition.  Key point is you are not going to force option 1 or 2 requiring 6 inch stoves without some type of action to make these owners whole.

                                      iii.     Targeting 08 Jul for Special Meeting – but driver is to send complete info to owners with the meeting notice 3 weeks in advance as required.  If info not ready, date will slip.  As above, some misunderstanding on condo docs.  Board responsibility to put back in operational condition – not going to vote to take away rights of certain owners (i.e., mandate some owners with 8 in stoves go to 6 inch)

                                      iv.     Looking to do inventory on Bldgs 1 and 4 to determine clearance to stove pipe to see which thimbles might have to be moved.  THIS IS BIG – would have to ensure they could be moves and still connect to the existing clay flues.  Melissa investigating with Intervale Stove

3)     26 May 2023 (This one telecon Friday 1000 due to conflict Thursday)

b.     Key Takeaways

                                          i.     Intervale stove to inventory each unit in bldgs 1 and 4 next Thursday to obtain distance to stove pipe.  Also to review and inspect Thimble.  Board recommended approval of expenditure (Lang, Averill, Lavigne) and President Bob Lavigne approved to go forward.

                                        ii.     HUGE ISSUE:  Management stated that these building may not have thimbles – reported that was the situation with unit 38 when inspected – there was no thimble – just a ceramic opening for the stove pipe connector to enter the flue.  This had never been explained before – past discussions on these meetings was that the mortar around the thimble was cracked, not the thimble, causing a water leak in heavy rains from water coming down the flue.

                                      iii.     Management will have answer to existing thimbles for next Thursdays telecon.  Critical to determine, especially since management discovery is contrary to Safety Sweeps findings where they listed all thimble sizes.  If true that no thimbles exist, that would mean all units in Bldg 1 and 4 would need thimbles added.

                                      iv.     Greg Wheeler discussed changes in Option 1 (Rout Bldg 2 chimneys and tear rebuild bldg 3 on same footprint).  After talking with vendor (Stonewood Unlimited), vendor would keep all chimneys on both buildings,  But for each chimney, would (cut and) remove entire side (facing Thompson Road) and clear out material and insert with new 6 inch flues (unclear if clay or metal).  Issue remains that 6 inch flues ‘not in accordance with condo docs’ if they require selected people with 8 inch flue requirement to buy a new stove.

Passcode:  zAb6g%8w

Key Takeaways:  Review brief material at 80%.  Still have not received needed quotes for Bldg 1 and 4 thimble replacement as well as quote for 3rd floor venting through ceiling – these being the critical information to move forward.  Next weekly session may be the last as objectives from May 2023 meeting will have been achieved – all that remains is the quotes to get to the Board Review.

7)     26 Jun 2023 (Moved to Monday vs Thursday due to management availability)

a.      Link to meeting recording:  No recording – management did not participate (with zoom record capability).  Group switched over to free 1 hr Google video call as backup plan.

b.     This was the last weekly call to finalize the approach as set forth at the May 2023 Board Meeting.  Currently in a day to day slip awaiting cost estimates to validate approach.

Key Takeaways:

1 – Concerning the Brief;

a.      Combine opt 4 and 5.  Focus is to use existing chimneys first by routing and then if that is not possible, to rebuild to original footprint.

b.     Add safety to Bldg 2 and 3 comparison chart (with thought that newer stoves more safe than existing older stoves)

2 – Path forward:  Approach all set – Currently in a day to day slip awaiting final cost numbers to validate approaches prior to scheduling a meeting with owners.  Several actions weeks/months old and no apparent sense of urgency.  Specifically;

-Estimate of 3rd floor venting (6 May 2023 Action item) - Melissa

-Estimate of stove connector pipe - Melissa

-Estimate of Option 4/5 from MU- Trish

-Date/status on Unit 38 thimble replacement and schedule with Fire Dept approval to verify Bldg 1 and 4 implementation (authorized 20 Jun/0729hrs by Board President) - didn't want to wait as critical to resolve)
